Exclusive agent Colliers International announced it successfully pre-leased 90% of Class A America House in less than 6 months. Colliers has a dedicated team to manage the whole leasing operationa and at this point, 90% of the space is leased and the remaining space is under final negotiations. Given the quality of both building and landlord, a 0% vacancy rate will be reached soon. Among the blue chip tenants introduced by Colliers are Schlumberger, S&T and Flowww that will move their headquarters to America House starting with the beginning of 2006.

In addition to the 22,000-sqm office space, America House has a 5,000-sqm shopping gallery, also marketed by Colliers; the Retail Department has managed to lease space to several clients, among which Mobexpert Office.

The building is situated in the heart of Bucharest's Victoriei Square, opposite Romania's Prime Minister's house. Its completion is scheduled for the last quarter of 2005. Once completed, the building will provide 22,000 sqm of high quality lettable office space, fit up with antistatic carpet, acoustic ceiling, 4 pipe fan coil heating, UPS power sockets, 24h security, computer network, 9x13 person elevators and 500 lux/ sqm lighting.

Other elements of America House will include a 5,000-sqm shopping gallery at the ground and first floors. Although its central location offers extremely scarce parking possibilities, America House meets its tenants needs by providing 350 parking places on 3 underground levels. As far as accessibility is concerned, the building's location speaks for itself.
Victoriei Square is one of the best served areas of the city, being accessible by car, bus, tram or subway within a reasonable period of time. America House will benefit from a very good visibility, its position and design ensuring a landmark status in the area.
